Fronting a busy thoroughfare that can boast 50,000 cars a day, the building has a large street-level floor plate zoned for retail use in downtown Westport, CT. The building's retail windows were separated from potential customers by a foreboding and dark arcade surrounding the building. By eliminating the outdated arcade and pushing the show windows toward the street, the retail exposure and marketability was immediately heightened.

The second floor office space was transformed by lowering the window sills to the floor level, overcoming the low window heads and ultimately increasing the desirability of the upstairs office space. The new facade embraces the building's size and inherent modernism while enhancing its identity and improving the marketability of both uses.
