Fronting a busy thoroughfare boasting 50,000 cars a day; the building has a large street level floor plate zoned for retail use in downtown Westport, CT . The building's retail windows were separated from these potential customers by a foreboding and dark arcade surrounding the building. By eliminating the outdated arcade and pushing the show windows toward the street the retail exposure and thereby marketability was dramatically heightened. The 2nd floor office space was transformed by lowering the window sill to the floor overcoming the low window heads increasing the desirability of the upstairs office space. The new facade embraces the building's size and inherent modernism while enhancing its identity improving the marketability of both uses.
